Train station contract signed

NAUGATUCK — A contract to sell the former Naugatuck train station has been signed.

Naugatuck Economic Development Corporation President and CEO Ron Pugliese said the contract was signed at the end of July.

Jim Perzhilla, owner of Spartan II Pizza Restaurant & Lounge in Southington, and his partner, attorney Carlos Santos of the Naugatuck-based Fitzpatrick Mariano Santos & Sousa law firm, want to turn the train station on Water Street into a casual dining restaurant.

Perzhilla and Santos have offered to purchase the building for $300,000. They would put $60,000 down and pay the remaining $240,000 in installments over four years, according to their proposal. They also plan to put $502,500 worth of upgrades into the building to turn it into a restaurant.

Pugliese explained the signing of the contact doesn’t close the deal, but allows Perzhilla and Santos to move forward with submitting a site plan and going before the Zoning Commission for approval. The deal would be closed after the plans are approved, he said.

A site plan had not been submitted as of Tuesday, according to the land use office.
